<p>This civil war era warehouse on Brooklyn’s waterfront has been transformed into an environmentally conscious, mixed-use complex that juxtaposes the monumental character of the existing building with modern interventions.</p>
<p>The 40,900 sf building combines apartments, live-work space, artist studios and a two-story gourmet market all served by a new cogeneration facility located on the site which generates 90% of the buildings energy needs. Heavy timber joists were removed to create an intirior courtyard and then milled for reuse as wood paneling at the entrance to each aprtment. Recycled wood flooring is also used to be in character with the industrial esthetic. The typical residential units have been designed to leave columns and masonry walls exposed wherever possible, and to respect views of the harbor and industrial landscape of Redhook. Dune-like landscaping screens against winds from New York Harbor while mazimizing the view of the Statue of Liberty and creating a forecourt and drive in front of the residential entrance.<span id="more-743"></span></p>

<p>The building is envisioned as a partner to the nearby Allison Hall and uses the same palette of materials. Both buildings are designed to activate the street life of main street with open, glazed storefronts and facade elements. This new dormitory also features a cafeteria which will seat 190 students, classrooms and offices and serves as the heart of the campus.</p>

			<content:encoded><![CDATA[<p><strong>Monroe College</strong></p>
<p>Allison Hall embodies the transformation of Monroe College’s New Rochelle facilities from a string of renovated storefronts, to a campus with a uniquely identifiable presence, visible from the downtown business district.</p>
<p>Through its siting and massing, this residence hall visually engages pedestrians on Main Street and motorists along this busy one-way thoroughfare, which is also U.S. Route One. The buildings’s tower element is cantilevered over the main entrace, creating a dramatic focal point both day and night. The new six-story, residence hall houses 200 students in 50 suites, and is located on the former parking lot of the Librett’s Hardware Store, adjacent to Milavec Hall, a building which was converted to office and classroom use by the College in 2002 and also designed by Doban Architecture. AN efficient plan and fast-track construction pace made this building successful for the college in every respect. Close teamwork among the architect , college, and construction manager contributed to meeting the college’s ambitious 10-month construction schedule.</p>

			<content:encoded><![CDATA[<p>This second floor suburban bedroom suite in this house dating from the 1920’s was completely reoriented and reconfigured to create the feeling of intimacy and calm that comes from natural materials, imagery, and intimately scaled spaces. An eclectic blend of custom and found furnishings blends the old world charm of the house with the calm that comes from modern, functional furnishings and carefully selected color accents. The natural hues of custom walnut veneer cabinetry, silver leaf branches ornamenting the wall above the bed, and billowing sheer curtains over an expanse of new windows contribute to the illusion of being in the trees. Serene pale blues recall the sky, and are juxtaposed with silver, copper, aged brass; shades of green, and warm woods throughout. Personal articles are elegantly stowed away in custom-built cabinetry in bedside bookcases, bathroom nooks, and closets. A custom teak vanity and cabinetry, and free standing bathtub provide a dramatic focal point in the bathroom. “His-and-hers” closets with distinct ambience and custom functions were designed to reflect personal style and individual storage needs of the couple.</p>
